99 Ranch Market, the anchor of TAWA Gateway, is at the heart of a major redevelopment that is transforming the roughly 12‑acre property at Valley Boulevard and Del Mar Avenue into a premier lifestyle destination.
The center welcomes nearly 3 million visitors annually, and the influx of new food, entertainment, and retail tenants is designed to complement the grocery anchor’s role as a destination for Asian‑inspired shopping and dining.
Fourteen new tenants are coming online through early 2027, including several first U.S. locations.
New food and beverage offerings include Guiji Tea (first U.S. location, opened February 2026), Dong Ting Chun (new flagship, opened March 2026), Cha Redefine (opened May 2026), Bafang Dumpling (opened June 2026), Happy Lamb (July 2026), Bingz Crispy Burger (one of first U.S. locations, July 2026), Show Hot Pot (August 2026), and Com tâm Sà Bì Chuông (March 2027).
New retail tenants include The Best Shop (first U.S. location, opened June 27, 2026), Miniso (July 2026), Golf Envy (September 2026), Kawaii Klaws (January 2027), and Soul Escape Room (March 2027).

The city of San Gabriel has an annual retail expenditure of $7.21 billion, with a growing population and a shift toward luxury, high‑density living. Commercial investment is spiking, and new mixed‑use properties are reshaping the neighborhood, putting TAWA Gateway at the center of the action.
Businesses will remain open during ongoing capital improvements and renovations.
